A severe hailstorm across NSW resulted in extensive damage to the roof of the heritage-listed Oaks Goldsbrough. Paynter Dixon was engaged to carry out roof repairs and replacement works. This complex task involved the design and construction of upgraded sheeting on the damaged atrium roof extending 100 metres, as well as the installation of solar panels.
Significant scaffolding and waterproofing was also required to remove the roof and protect the internal areas positioned over an atrium 15 floors high. A progressive system was established to remove the existing roof, conduct repairs and modifications to the structural steel, prepare and paint in a protective coating system, crane lift and install eight metres bondor insulated roofing sheets.
The project involved numerous latent conditions, with the building exposed to extreme winds on a daily basis. Further more, the roof covered the internal walkways of all levels below. To prevent water ingress, heavy duty tarps were strapped down each day.
During the works, severe corrosion of the existing structural steel roof structure was discovered. Working closely with the consulting engineers, our team repaired and strengthened the steel to ensure a long-lasting repair. In addition to corrosion repairs, four-coat epoxy protective coating system was applied to the structural steel to further extend the maintenance life.
